National tool for environmental labeling of buildings Four main categories: human health, use of natural resources, ecological impact and environmental risks Tool was developed by all major players in the real estate and construction industry and it was ready in 2006. Promise is based on national weighting factors, which is its strength in national use but weakness in international forums. Hanke Promise: for new construction and major refurbishment projects (office, retail, residential) Kiinteistö Promise: for existing buildings (office, retail, residential)

User health(25%): –  Indoor environment management(40%), indoor air quality (30%) and moisture management (30%) Use of natural resources (30%): –  energy (40%), water (10%), use of land (10%), materials (20%) and lifetime (20%) Ecological impacts (35%): –  Emissions to atmosphere (50%), solid waste (20%), drained waste (5%) site diversity (10%), and traffic (15%) Environmental risks (10%): –  plot (35%), building (25%), and construction site (40%)

Promise –  During the last 5 years over 1500 buildings e.g. Senaatti, SOK, Tapiola, Kesko, VVO, ATT LEED –  12 LEED-certified buildings: KOy Lintulahdenvuori (Platinum), Nordea 6 buildings and 1 premises, shopping centers Sello, Trio and Skanssi, as well as Moveres Business Garden –  14 other registered projects (November 2010) BREEAM –  4 projects: KOy Vantaan Honkatalot, Unioninkatu and Fabianinkatu real estate refurbishment (Sponda), Business Park Polaris (Castor), and Lahden Duo 2 (API)
