ITB-KEOC-2013-009 MECHANICAL INSTALLATIONS BILL OF QUANTITIES PREAMBLES The Bills of Quantities, Specifications, Schedule of Equipment and Drawings and all other Contract documents are complementary to each other. It is the responsibility of the Contractor to check the locations and quantities of the materials and equipment to be executed in accordance with the contract drawings. The unit rate of the materials and equipment shall be based on the Specification, all components as required and specified under each item concerned in the Specifications, Technical Data and Notes on the Schedules of Equipment Sheet, Contract Drawings, and all other Contract documents. In addition to the above mentioned requirements, the Unit Rate shall include the following: (The following requirements are complementary to the mentioned items in the B.O.Q.).
A.General 1. Supply of materials and equipment. 2. Off loading and handling from trucks on site to place of installation. 3. Installation of materials and equipment. 4. All civil work required and connected with the mechanical installations, such as: equipment concrete bases and supports, cutting through walls and slabs for passage of pipes and conduits and ducts, pipe sleeves, repatching, fixing of pipe and duct hangers and supports to structure, wooden frames for air outlets and louvers and wall mounted fans, excavation and backfilling, riggings, hoisting, water proofing, cleaning, protection and painting. 5. All testing, balancing, adjusting, commissioning and handling to client complete operational 6. Allowance for cleaning and for proper protection of all equipment plants, electrical installations and structures during insulation and paintings. 7. Disinfection, flushing and water treatment. 8. All labor, materials, tools, instruments, electric power supply fuel and water required for installation, testing, balancing, adjusting, disinfection, flushing, operation and commissioning. 9. Thermal insulation for all equipment, valves, trimming and accessories. 10. System identifications, tags, labels, nameplates, and charts. 11. Shop-drawings and record drawings. 12. Spare parts and components for ideal running of all services and equipment. 13. Spare parts information and tools, as recommended by the manufacturer 14. Operation and maintenance manuals. 15. Training of nominated staff 16. Samples as required by the Engineer. 17. Inspection, testing , rejection , adjusting, balancing, commissioning, and handling to client of all materials, equipment and workmanship. 18. Maintenance of all items supplied by contractor as per Contract Conditions 19. Electrical wiring between equipment and power panel B. Materials and Equipment (Such as but not limited) 1. Pipe work : Steel, PPR, HDPE, UPVC for all services. The unit price shall include all pipe fittings and joints such as elbows, bends, tees, reducers, unions, expansion joints, flanges, anchoring, sleeves, floor plates, flanges, sockets and all joining materials, pipe hangers and supports, expansion bellows loops and joints, fire retardant and protection sealants for all pipes crossing fire rated structures, adapters and dielectric unions for connecting dissimilar materials, excavation and back-filling, chasing in walls, painting, pipe protection against corrosion, pipe coating, as required per specifications and drawings. Pipe work shall be measured in meter run (MR). 2. Ductwork : For Ventilation and Air Conditioning.
The unit price shall include metal sheets ducting with all joints, sealant compound, fire retardant sealants for all ductwork passing through fire rated structures, hangers and supports and brackets, acoustic liners, reinforcing angles, all vanes, volume splitter damper (VSD), and all accessories as specified and as shown on drawings. Ductwork area shall be calculated according to the approved shop drawings, based on the dimensions and length of actual installed ducting only. 3. Duct Insulation : The unit price shall include all joints, sealant compounds, bands, vapour barrier, and all finishing, coating, protection and cladding with all accessories as called for in the specifications. Duct insulation shall be measured in square meter (m2) for the installed insulated ducting. 4. Pumps : All kinds of pumps for all services. a. General The unit price shall include isolating valves, globe valves, check valves, strainers, pressure gauges, 20mm pressure relief vent air release valves, flexible connections, vibration isolators, concrete base, anti vibration pad, for pumps which are of 3Hp or greater) as shown on the drawings and as called for in the specifications. b. Wet Pit Submersible pump Set Each pump of the shall include a sluice isolating valve, check valve, pump base, suction intake with vortex, sliding guide rails, handling chains, boltings... etc. The pump set shall include control panel, frame. c. In line circulating pump shall include isolating valves, check valve, pressure gages , and all details as shown on drawings and as called in specifications. d. Fire Fighting set (one electrical, one diesel, and one jockey): The unit price of fire pump set shall also include complete pumps unit with venture flow meter, interconnecting pipework,OS&Y valves with tamper switch, pressure relief valves, check valves, air release valves, drain outlets, pressure switcher, control panel, wiring connections to main power supply and all components and accessories as called in specifications and shown on the drawings. e. Packaged variable speed secondary chilled water and heating water pumps. The unit price shall include for each pump: isolating valve, check valves, strainer, pressure gauges, 20mm pressure relief vent air release valves, flexible connections, vibrations isolators, concrete base, anti vibration pad. The unit price shall also include pump control panel, adjustable frequency driver, sensor transmitters, differential pressure sensors. 5. Fan Coil Units : The unit price shall include, a cleanable filter, a flexible connection on fan discharge, set vibration isolators and hangers, drain pans under the unit and under the valves and strainers, and cooling/heating coil. The unit price shall include vibration isolators resilient mountings, skids and hangers, flexible connections on fan inlet and outlet, insect screen, back draft dampers or automatic shutter, pulleys with taper locks, belt guards, lubrication points, one set of spare belt drives per each fan, and all other accessories as shown on drawing and as called in specifications. b. Axial wall mounted fan: includes required wall coring fixation set, automatic shutter and inlet guard 7. Chiller : The unit price shall include the supply, install, test, and commission of all related valves and trimmings including gate valves, flexible connections, flow switch, two pressure gauges, two thermometers, vibration isolators on factory skid and on the heat pump base anti vibration pad, and all other components as shown on the drawings and as called for in the specification 8. Air Handling Units : The unit price shall include fresh air dampers, sound attenuators, all kinds of filters, condensate drain arrangement, vibration isolators, flexible connection on fan discharge, orifice plates, one set of spare belt drives per each fan, manometer across each bag filter, and fan, anti vibration pad and concrete or steel base, heating and cooling coils and all other components as shown on the drawings and as called for in the specifications Each coil of the air handling unit shall include: gate valves, strainers, flexible connections, pressure gauges, thermometers, dielectric unions, drain valve, and automatic air vent. 9. Roof Water Tanks: The unit price shall include all valves, vents, access manholes, level indicator, float valve, supports and steel skid base, bracing, all panels bolts and all other accessories as called for in specifications.
10.Fire Hose Cabinet (FHC) : FHC(1): ɸ65mm, 30m long hose rack. ɸ65 landing valve operating pressure 6.9 / ɸ25mm, 30m long hose reel with combined pressure reducing to limit pressure to 4.5 bar FHC(2): ɸ25mm, 30m long hose reel, with separate gate valve and separate pressure reducing valve to limit pressure to 2.4 bar 11. Sanitary Fixtures : The unit price shall include the off-loading, handling, storing, preparing engineering drawings for all related services, installing, testing, disinfecting, flushing of sanitary fixture, complete with all trimmings and accessories as called for in the specifications.
